Environmental Site Assessments (ESAs)
ESAs are aimed at identifying site conditions or the presence of operating conditions that raise environmental concern. Sendex completes ESAs for owners, prospective purchasers or anyone with a financial interest in a site. Owners and/or Boards of Directors have a need to demonstrate due diligence through informed management of site issues. Prospective purchasers need to know about the liabilities associated with the property being acquired. Financiers want to reduce the uncertainty concerning the risk associated with a site that likely secures their financing.
Phase I ESAs are qualitative, involving an assessment of the environmental condition of the real property through: an assessment of the environmental impacts of operations on the property presently or in the past, by its occupants/tenants; inspection of the site; historical records review, and; interviews with on-site or former personnel. Technical coverage includes solid/hazardous waste management, fuel/chemical storage, soil/groundwater contamination, air emissions, underground storage tanks, hazardous substances (such as asbestos and lead), PCB, UFFI and ODSs, amongst other issues.
